Changing Locks: Self-Help Eviction Risks

The practical dilemma
After four unpaid months, you consider changing the locks and disconnecting utilities while the tenant is away. Can ownership justify this step?
The legal position
Section 18 of the Land Law permits limited reasonable-force measures concerning unlawful interference or possession, including a narrowly conditioned 30-day recovery route. It is not a general licence to evict a tenant who entered lawfully, remove belongings or disconnect services. Self-help may lead to restoration orders, damages and sometimes criminal exposure, depending on the facts. Registered ownership does not bypass eviction procedure. Official source 1
