The practical dilemma
A demolition order may be executed shortly. You believe a permit exists or the statutory conditions are unmet.
The legal position
Planning and Building Law section 221 governs administrative demolition, including conditions concerning unfinished work or completion within six months, and residential occupation within the prescribed 30-day framework. A section 228 cancellation application is due within 15 days of service; section 229 limits grounds. Filing does not automatically stay execution. Your next step
Act promptly with the order, photographs, permits and completion or occupation evidence. Assess cancellation and stay separately. A general promise of future regularisation does not establish a legal ground.
